We sell informational digital products and operational templates for short-term rental hosts. You use what's useful, ignore what isn't, and don't redistribute or resell our content. We offer refunds if our products don't deliver. That's the spirit of the agreement. The rest is the lawyer-friendly version.
When you purchase a product, you receive a non-exclusive, non-transferable, perpetual license to use it for your own short-term rental business — for as many properties as you personally own or manage.

Our products are educational and operational tools — not financial, legal, tax, or business advice. Short-term rental investing carries risk. Outcomes depend on factors outside our control: your market, your execution, your timing, regulatory changes, etc.
We make no guarantee that following our templates will result in any specific level of income, occupancy, or success.
Before making investment, legal, tax, or regulatory decisions, consult a licensed professional in your jurisdiction. Our content is not a substitute for advice from a real estate attorney, CPA, or licensed advisor.
To the maximum extent allowed by law, STR Operator's liability arising from your use of our products is limited to the amount you paid for the product. We are not liable for indirect, consequential, or incidental damages.
Our products reference third-party tools (Airbnb, Vrbo, Gumroad, PriceLabs, etc.). These services have their own terms; we have no control over their pricing, features, or availability and are not responsible for changes they make.
We update our products periodically. Past buyers receive updates free in their Gumroad library.
We may terminate access for users who violate these terms (e.g., redistribution, fraud, chargebacks). Termination of access does not entitle you to a refund beyond the 14-day window.
These terms are governed by the laws of the state in which STR Operator is established. Disputes will be resolved in those courts.
If we materially change these terms, we'll post the new version with a new "Last updated" date.
